Ayala Land announced on September 3, 2026 that it will consolidate its Urban Estates and Regional Estates businesses into a single integrated AyalaLand Estates Group, effective January 1, 2027.
The reorganization places Jaime Zobel Urquijo, son of Beatriz Zobel de Ayala and currently senior vice president and head of Urban Estates, at the head of the combined organization. Christopher Maglanoc, who has led Regional Estates, will retire at the end of December 2026.
ALI currently has 53 estates nationwide, including major developments such as the Makati central business district, Bonifacio Global City, Cebu Park District, and Nuvali. Its estate operations also cover commercial and industrial opportunities within its master-planned developments.
Ayala Land currently runs its estate business through two separate divisions: Urban Estates, which manages Metro Manila and major city developments including BGC, Makati CBD, and Cebu Park District
and Regional estates which manages provincial and emerging location developments such as Nuvali in Laguna, Alviera in Pampanga, and various provincial estate projects.
Starting January 1, 2027, these two divisions merge into the AyalaLand Estates Group under unified leadership. The stated rationale, per ALI’s regulatory filing, is to strengthen its long-term growth strategy and improve organizational effectiveness.

Ayala Land’s land bank spans 10,736 hectares across 53 estates nationwide.
