A rental property in a high-demand location manages itself more easily than one in a soft market. High vacancy rates create management headaches that are amplified by distance.
Properties in established, high-demand locations are easier to sell when you return or upgrade. A good price with limited secondary market demand can become a trap if buyers are scarce.
The biggest question first here is: Are there any lot or house for sale? Probably standalone lots or houses for sale are essentially unavailable at this point.

It’s still a good choice if you want a steady income, as vacancy won’t be a problem, BGC is still the strongest corporate rental market in the Philippines, with so many employees and professionals, there’s a steady pool of tenants who want to live within walking distance of work.
The tradeoff is: Entry Price. BGC condo units command a premium that requires a substantial upfront investment, and that premium is the direct cost of the corporate tenant demand and liquidity you’re buying into.
The original Philippine financial district retains strong rental demand from banking, finance, and BPO professionals. Prices are slightly lower than BGC for comparable specifications, and the established secondary market provides good exit liquidity. Gross rental yields of 5 to 6 percent in prime Makati.
Best for: OFWs who want Metro Manila rental exposure with slightly lower entry prices than BGC and a long-established, well-understood market.
A significant BPO hub with strong demand for mid-range rental units from call center employees and young professionals. Lower entry prices than BGC or Makati, gross rental yields of 6 to 7 percent, but more competitive supply and higher vacancy risk in older buildings.
Best for: OFWs with more limited capital who want Metro Manila rental exposure at a lower entry price point.
The North-South Commuter Railway will connect Cavite to Metro Manila in significantly reduced travel time. General Trias, Imus, and Bacoor offer affordable house-and-lot properties at PHP 1.5 million to PHP 4 million with strong appreciation potential tied to infrastructure completion.
Laguna offers a higher quality of life than Metro Manila, strong industrial demand from manufacturing and logistics.
And increasingly, becoming a genuine urban center of its own in NUVALI. Ayala Land’s 2290-hectare eco-city estate in Sta. Rosa, Calamba and Cabuyao, already houses over 12,000 residential units across Ayala Land’s brands (Ayala Land Premier, Alveo, Avida, and Amaia) and international schools like Xavier and Miriam. Ayala Land is actively expanding it further with Metro Nuvali, a planned central business district positioning the estate as its own CBD.

BGC and Makati still remain the strongest appreciation markets in terms of condominiums.
