What Other Plans are Required?

Structural PlansPermit Required

Prepared and sealed by a licensed structural engineer. Shows foundation design, column and beam sizes, upper floor slab, and roof framing.

Electrical Plans

Shows electrical panel, circuit layouts, outlet and switch positions, lighting points, and load schedule.

Plumbing Plans

Shows water supply lines, drain lines, fixture locations, and sanitary tank design.

Do I need a Licensed Architect to prepare for my plans?

Philippine Law requires an architect to prepare and seal the architectural plans. Before, there were cases where Civil Engineers tend to be the one preparing it but with the new law, only Architects are required for the sealing of Architectural Plans.

Can You Use a Downloaded Floor Plan?

You can use online floor plans as inspiration but cannot submit them for a building permit. The National Building Code requires plans signed and sealed by a licensed architect and licensed structural engineer registered with the PRC. Beyond the permit issue, a generic plan was not designed for your specific lot, orientation, soil conditions, or budget.
