The loan can be used for: purchasing a residential lot, purchasing a house and lot, purchasing a condominium unit, constructing a house on a lot you own, home improvement or renovation, and refinancing an existing mortgage with another institution.
The 3-year to 5-year repricing option at 6.25 to 6.50 percent is where most borrowers land: low enough to be affordable, stable enough to plan around.
You can borrow up to PHP 10 million under RA 9679 and Pag-IBIG Circulars 425, 428, and 491. Your monthly amortization cannot exceed 35 percent of your gross monthly income. In practice, your approved loan amount is the lowest of three figures: the PHP 10 million ceiling, 90 percent of the property’s appraised value, and the amount your income can support.
PHP 1,000,000 loan at 6.25 percent over 20 years: approximately PHP 7,500 per month. Requires gross monthly income of at least PHP 21,400.
PHP 2,000,000 loan at 6.50 percent over 20 years: approximately PHP 14,900 per month. Requires gross monthly income of at least PHP 42,600.

The standard document requirements for a Pag-IBIG housing loan application:
For all borrowers: Accomplished housing loan application form, one valid government-issued ID, Pag-IBIG Member’s Data Record (MDR), and proof of income.
For employed borrowers: Certificate of employment and compensation, latest payslips for the past 3 months, and Income Tax Return (ITR) or BIR Form 2316 for the past 2 years.
For self-employed borrowers: Business registration documents, ITR with audited financial statements for the past 2 years, and official receipts or bank statements showing business income.
For OFW borrowers: Employment contract authenticated by the Philippine Overseas Labor Office (POLO) or the Philippine Embassy, proof of remittances for the past 12 months, and a Special Power of Attorney (SPA) if signing through a representative.
For the property: Transfer Certificate of Title (TCT) or Condominium Certificate of Title (CCT), current tax declaration, and lot plan with vicinity map.
Step 1: Check your eligibility. Confirm your number of posted contributions at virtualpagibiig.com.ph or through the Pag-IBIG mobile app.
Step 2: Get a pre-qualification assessment. Use the Pag-IBIG Housing Loan Affordability Calculator online to estimate your loanable amount before submitting a formal application.
Step 3: Submit your application. For properties from Pag-IBIG accredited developers, the developer often assists with the application. For individual sellers, submit directly to your nearest Pag-IBIG branch or through Virtual Pag-IBIG.
Step 4: Property appraisal. Pag-IBIG will conduct their own appraisal of the property. The approved loan amount cannot exceed 90 percent of the appraised value.
Step 5: Loan approval and release. Processing time typically takes 17 to 30 working days from submission of complete documents. Loan proceeds are released directly to the seller or developer.

Yes. OFW Pag-IBIG members can apply for housing loans while abroad. Requirements include your overseas employment contract, proof of remittances, and a Special Power of Attorney (SPA) consularized or apostilled at the Philippine Embassy in your host country so a representative can sign documents on your behalf. Most developers with Pag-IBIG-accredited projects have OFW desks that assist with remote applications.
Pag-IBIG charges a penalty of one-twentieth of 1 percent per day of delay on the unpaid amount. After a default period, the loan is declared in default, and the foreclosure process is initiated. The foreclosure timeline under Pag-IBIG guidelines typically begins after a borrower has missed 3 or more consecutive monthly amortizations.
